Having joined the M A S O N S team way back in March 2023, we thought it was time to catch up with Trupti, to share some of the highlights and inside news from the property management side of our service.
We first introduced Trupti in May 2023, as the first addition to the M A S O N S team. Brought on board to apply her wealth of property management experience to looking after our rapidly growing portfolio of managed properties – she’s been busy ever since!
So, over to Trupti…
Q: Can you refresh our memories on when you joined M A S O N S and what it was about the company that most appealed to you?
A: I joined Masons in March 2023. It was Luke’s understanding on the balance of work and family life that appealed to me the most. You rarely find people who understand what it’s like to manage a household, two kids under two and work all at the same time. Don’t get me wrong, it wasn’t solely the flexibility that attracted me; I love property management too – but I was at a time in my life when flexibility was key; Luke understood every aspect of it.
Q: What are the main aspects of your day-to-day role?
A: Once tenants move into our of our managed properties, I look after their tenancy and any maintenance issues that may arise during the length of their tenancy. I conduct property inspections of all our properties on a quarterly basis, and also ensure that all the relevant landlord legal duties are complied with – which saves our landlords plenty of time and paperwork!
Q: What part of the role have you enjoyed the most?
A: I have always really enjoyed the compliance side of property management. Reading legislation and understanding all the legal aspects of effective property management has always been a real interest of mine. When we have quieter days (which is a rarity!) then I find time to complete training sessions and seminars to broaden my understanding and to ensure we are supporting landlords to the very best of our abilities.
Q: After 18 months in the role, what has been the highlight of your time with M A S O N S?
A: Every day is a highlight to be honest! In property management there is never a dull day. There are always challenges to overcome and talking to different tenants, you get to understand how individual everyone really is. What works for one tenant, may need an entirely different approach for another. So, it can be challenging but, it is a good and enjoyable challenge.
Q: What makes M A S O N S different from other agents?
A: I think our approach to being hands on – and I mean literally hands on for some of the maintenance work! We do not send out a quote for a small repair, we attend a property to see if we can fix simple issues ourselves – to avoid incurring additional landlord costs. If we decide that an issue does require a professional quote, we will seek these on behalf of landlords – using our trusted suppliers. This saves time and keeps costs as low as possible. Alongside this we have great attention to detail and are committed to complete transparency in our landlord/tenant communication. So hopefully, landlords feel very reassured that their property is in safe hands.
Q: When you joined the team, you reflected that good property management is about problem solving – what has been the most unusual or unexpected problem you’ve solved so far…?
I have not come across an issue that has been a problem – if that makes sense! Across the team we have great combined knowledge, plus the help of some amazing contractors, so no maintenance issue is ever too big or too small. We deal with issues as a team, so nothing feels overwhelming. That is also one of the key features of being with M A S O N S; even though everyone has their own department, we work as a unit rather than as individuals.
