In addition to paying the rent, you may also be required to make the following payments permitted under the
Tenant Fees Act 2019:

• Any changes to an agreement during the tenancy will be charged at £50 inclusive of VAT. Changes include but are not limited to; Pets to be kept in the Property; Change of sharer; Permission to sub-let and any other amendments that alter the obligations of the Tenancy Agreement.
• In the event of terminating the fixed term early and the landlord agreeing to this, you would be required to pay the costs of our tenant find service plus the costs of check out and check in. You remain liable for the obligations of the agreement such as paying the rent until a new tenant has been found and takes over the tenancy.
• If you lose keys or entry fobs, we reserve the right to charge a call out fee of £50 inclusive of VAT. We cannot loan our management keys under any circumstances

If you find a property you’d like to rent in Stevenage, then we will take one week’s rent as a holding deposit.

This is paid immediately and means we will take the property off the market, securing it for you.

A security deposit of four weeks’ rent is requested in addition to the initial holding deposit.

Your deposit must be paid as a bank transfer. We will hold your fund in a deposit protection scheme and it will be returned at the end of the tenancy, subject to the property being kept in a satisfactory condition.

Five days prior to your new tenancy starting you will need to pay:

• The security deposit
• Your first month’s rent

This must be done by bank transfer. We can’t accept cheques or card payments.

Ongoing monthly rent payments will then be paid by standing order.

We use the My Deposits Protection Scheme a UK Government authorised tenancy deposit scheme.

Before we can create a tenancy agreement, the following documents must be provided, in line with UK Government regulations for lettings:

• ID (e.g. passport/birth certificate)
• Proof of current address (e.g. driving licence/bank statement)
• Visas relating to UK residency (if applicable)

We will also request references from your:

• Current/previous landlord
• Employer (if self-employed your latest HMRC tax return summary)

Our shorthold tenancies run for a minimum of 6 months but landlords usually prefer a minimum of 12 months.

After the initial fixed period, assuming your landlord is agreeable to extending the tenancy, it will either be renewed for a further fixed term or roll on a month to month basis.

This is typically 1 month’s notice unless an alternative time period has been formally agreed with the landlord.

Please tell us if you have a pet at the earliest opportunity.

Some properties will not be suitable for pets and we need to take this into consideration.

If you don’t disclose that you intend to bring a pet into a property, then this could lead to your application being rejected.

If you, or any members of your household, smoke please tell us at the earliest opportunity.

Some landlords do have restrictions on accepting tenants who smoke, therefore it’s important that we take this into consideration.
